Spray-foam elastomeric roofing is common on flat low-slope AZ homes — usually on the older central Phoenix housing stock and on flat additions/extensions to otherwise-tiled homes. Foam roofs are durable when maintained, but require periodic recoats (every 5-10 years depending on UV exposure and product) and patch repairs when surface damage occurs. Common failure modes: surface blistering, UV degradation of the top coat, ponding water in low spots, and physical damage from AC service or tree contact.
When to call about foam roof repair
- Existing foam roof is 5+ years from last recoat
- Surface shows visible blistering or cracking
- Standing water (ponds) for 24+ hours after rain
- Damage from AC service walking, tree branches, or hail
- Active leak through foam (rare but possible at penetration points)
- Pre-sale inspection flagged foam-roof condition issues
How the process works
- Inspection + condition rating. Foam roof walked. Top-coat condition rated, low spots identified, penetration flashings inspected, any active leaks traced.
- Repair scope decision. Patch + recoat (most common), full recoat, or full reapplication (foam re-spray) depending on condition. We explain which is right for your situation.
- Surface prep. Cleaning, repair of physical damage, primer if needed.
- Recoat application. Elastomeric top coat applied per manufacturer spec. 1-2 days of work. 24-48 hours cure time before walking.
- Post-work documentation. Photos, materials documentation, warranty paperwork (manufacturer + workmanship).
What it costs
Patch repair: $300-$1,200. Full recoat on typical 1,500-2,500sf foam roof: $2,800-$6,500. Full reapplication (spray new foam over existing): $7,500-$16,000. Pricing depends on size, condition, materials, and access.
Pricing ranges shown are estimates only. Actual cost depends on site conditions, material costs at time of service, and the specific scope of work agreed in writing.
Questions we get
How long does a recoat last?
5-10 years depending on product, application thickness, and UV exposure. The cheaper products (3-5 mils) toward the lower end; premium products (15+ mils) toward the higher end.
Why does foam blister?
Sub-surface moisture vaporizing under UV heat is the most common cause. Old foam with absorbed moisture, exposed to summer surface temps over 160°F, creates pressure that lifts the top coat. Solution: cut out the blister, dry the area, patch, recoat.
What about ponding water?
Ponding accelerates wear and is a warranty exclusion on most foam systems. Solution: build up the low spot during the next recoat, or add a drainage modification. We discuss options on the inspection.
