On a concrete tile roof, replacement often means underlayment-only — we lift the tiles, replace the underlayment, and reset the same tiles. On shingle and foam, replacement is more total.

How the process works
- Site inspection + scope definition. Full roof walked. Underlayment age estimated. Deck condition assessed (often requires lifting a few tiles to verify). Tile inventory taken (count + condition). Written scope provided.
- Materials selection. Underlayment type (30# felt, modified-bitumen, synthetic), flashing replacements, tile decisions (re-use existing vs. replace), any deck repair scope.
- Permit (when required). Phoenix metro cities typically require permits for re-roofs over a threshold percentage. Contractor handles permit application and scheduling.
- Job execution. Tile removal, underlayment removal, deck inspection and any spot repair, new underlayment installation, flashing replacement, tile reset (or new tile install). Typical timeline: 3-7 days on a residential tile roof.
- Final inspection + warranty paperwork. Post-work walkthrough, written invoice, workmanship warranty (typically 5-10 years on full replacement) and manufacturer warranty on materials.

How disruptive is the work?
You can stay in the house during a tile re-roof. There's noise (hours of it) and some debris in the yard. Plan for some inconvenience for 3-7 days. Pets and noise-sensitive family members may want to be elsewhere during peak demolition.
What about solar panels?
If you have rooftop solar, the panels typically need to come off for a full re-roof. Coordination with the solar installer adds 1-2 weeks to the schedule. We don't move solar panels (different licensed trade).
