How the process works

  1. Site walk + photo documentation. Partner contractor walks the roof, photographs tiles + underlayment exposure + flashing condition. The photos go into your file and the estimate.
  2. Scope identification. Is it localized (a section of underlayment) or systemic (whole-roof underlayment past life)? We tell you which based on what we see.
  3. Written estimate. Fixed price for the scope identified. If we recommend full underlayment replacement, we explain why.
  4. Tile-matching, if needed. Replacement tiles sourced to match. Common 1990s-2010s profiles usually in stock; older or unusual profiles may add 1-2 weeks.
  5. Work performed. Tiles lifted in affected area, old underlayment removed, new underlayment installed (typically 30# felt or modified-bitumen depending on spec), tiles reset, flashing reinstalled.

Localized tile + underlayment repair (50-150 sf): $1,200-$3,800. Larger section underlayment replacement (200-600 sf): $4,000-$9,500. Full residential tile roof underlayment replacement (2,000-2,800 sf): $13,000-$24,000. Pricing depends on tile count, slope, access, and underlayment spec.

How long does underlayment last in AZ?

Can you re-use existing tiles?
