Concrete tile, clay tile, foam-elastomer flat roof, asphalt shingle, and (rarely) metal each fail in their own ways and need their own repair approach. Three things to check before you call anyone: walk the perimeter at sundown and look for tiles that have rotated or slipped; check inside the attic (if accessible) for water staining on the underside of the deck; look around penetrations (vents, chimneys, AC stack lines) for visible cracks or lifted flashing.

How the process works
- Phone triage. Tell us roof type (tile/shingle/foam), age of the roof if you know, and what you're seeing or experiencing. We'll either schedule an inspection or, if it's an active leak, dispatch a tarp.
- On-site inspection. A partner contractor walks the roof, photographs damage, identifies the failure mode (underlayment, flashing, bond-line, etc.), and provides a written scope of work with a fixed-price estimate.
- Written estimate review. You decide whether to proceed. We don't pressure you to sign on the spot. If you want to get a second opinion, get one — we expect that, and reputable roofers don't take it personally.
- Work scheduled. Most repairs scheduled within 5-10 business days of contract. Emergency leaks can usually be tarped same-day and repaired within 7 days.
- Job completion. Repair completed, post-work walkthrough, written invoice. Workmanship warranty depends on contractor and scope — typically 2-5 years on repairs.
What it costs
Localized repairs (handful of tiles, small underlayment patch, single-flashing repair): $400-$1,800. Mid-size repairs (larger underlayment area, multiple flashings, valley work): $1,800-$5,500. Full underlayment replacement on a typical residential tile roof: $5,500-$14,000. Pricing varies by access, slope, materials, and current scope. Estimates are non-binding until reviewed on-site by a licensed contractor.

Questions we get
How do I know if I need repair vs. replacement?
Underlayment age is the biggest factor on tile roofs. 18-25 years and you're looking at full underlayment replacement (which is functionally a re-roof). Younger than 15 years with localized failure, repair is almost always the right call.
What about active leaks during monsoon?
Call us immediately. We can typically dispatch a temporary tarp same-day or next-day during monsoon season. Permanent repair happens once the storm cycle ends.
How long do repairs typically last?
A targeted repair on a roof with 5-10 years of remaining underlayment life will hold for that remaining life. A repair on a roof with failing underlayment will hold for 6-18 months before another section fails. We're honest about that on the call.
